Preventative care now saves thousands later with proper preparation

Toothy Sealcoating is a South Portland-based asphalt maintenance company serving homeowners and businesses across the Greater Portland Area. Whether you're managing a residential driveway or a commercial parking lot, proactive care extends the life of your pavement and protects your investment from the ground up.

You'll see the difference in how your surface is treated from the moment work begins. Thorough cleaning removes debris and contaminants, preparation addresses existing damage, and each application is edged and applied with care. The result is a finish that looks clean, functions well, and holds up to daily use.

Toothy Sealcoating approaches every project with the same standard: treat it as if it were their own. That philosophy shows in the finished work and in how the process unfolds from start to completion.

How Asphalt Maintenance Unfolds

Understanding what happens during a sealcoating or repair project helps you know what to expect and when. The process begins with a detailed look at your pavement's current condition, followed by a scope of work that outlines each phase—from surface prep and crack treatment to final application and curing time.

You'll receive updates as the project progresses, so there's no guesswork about timing, access, or next steps. Every task is documented, and adjustments are made transparent if conditions require them.

Here's what sets this approach apart:

Cleaning and preparation are never rushed, ensuring the sealant bonds correctly and lasts longer

Crack sealing and repairs are completed before coating to stop water from working its way beneath the surface

Edging and detail work receive the same attention as the main application

Coastal conditions and seasonal weather patterns are factored into scheduling and material selection

As of October 1, 2024, coal tar emulsion sealer has been banned in the state of Maine, which joined the ranks of Minnesota, New York, Washington, the District of Columbia, Illinois, Kansas, Maryland, Massachusetts, Michigan, North Carolina, Pennsylvania, South Carolina, Texas, and Wisconsin—all of which currently have bans or restrictions on the sale and/or application of coal tar sealer. What does this mean for you? It means a safer, more environmentally-friendly alternative that has a darker, blacker matte finish. It does have a slight odor for the first couple hours after application, but nothing matching the intensity or duration of the toxic mothball smell associated with coal tar. We are still sourcing our product locally in Portland from the same supplier who has converted their supply tanks to dispense asphalt emulsion. We have years of experience working with AE sealer, and have dialed in our mix and use premium fortifying additives to optimize performance and aesthetic value. Keep in mind however that this sealer forms weaker molecular bonds than coal tar sealer, so you may find yourself wanting to re-coat every 2-3 years instead of 3-5 years like you would with coal tar. We generally recommend applying two coats of AE instead of one in order to more closely match the durability and longevity of coal tar. AE also requires 48 - 72 hours of no traffic to set and cure properly as recommended by its manufacturer. As always, we’re more than happy to consult with you about the new sealer and what you can expect.

Although industry standards recommend sealing every two years, we advise sealing only after a significant portion of the sealer has worn off the high-traffic areas of your driveway
